Flooring estimate software has one job the general estimating tools get wrong: the quantity. A hardwood or laminate install is priced by the square foot, but the material is ordered by the square foot plus waste, the labor is priced on the room and not the order, the old floor comes up at its own rate, and the transitions are counted, not measured. Software that starts from a blank line-item form makes the estimator do all of that by hand. Order by the square foot plus waste, price labor by the room
The material line is the room area plus the waste allowance, because cuts, defects and the last row do not come free; the labor line is the room area alone, because you are not laying the offcuts. Software that applies one square footage to both either under-orders the material or over-charges the labor, and the estimator ends up correcting it in the truck.
Keep removal, underlayment and transitions as their own lines
Taking up the old floor is priced per square foot at its own rate, underlayment is a material with its own cost, and transitions and thresholds are counted per doorway and priced each. A customer who sees them as lines understands the price; a customer who sees one number per square foot argues with it.
Mark up the materials, not the labor, and show the price per foot
The markup covers the supplier trip, the damaged box and the return, and it belongs on the materials rather than spread across the labor rate. How much waste should a hardwood estimate allow?
That is your figure for the layout and the product, entered as the waste allowance; the worked example uses 10% for a straight lay, and diagonal or herringbone patterns need more. The tool applies it to the material order and not to the labor, which is the point of having the two lines.
